Selling a Home is not an easy process. Actually it can be quite stressful if you don't work with an experienced full-time Real Estate Agent who has a proven track record.

It takes more than putting a For-Sale sign on your lawn to get you to the closing table. I will walk along side with you from listing to closing.

First we start by collecting data from different public and internal sources to get to the true value of your home. I will not "tell" you what the value of your home is, I will "show you".

This is a very important part of the process because numbers don't lie. We will together, either in person ( I am vaccinated for Covid-19) or virtually with a zoom video call go over all the sources to show your home is valued. That is the "statistical" part of your home valuation.

Then we discuss condition, location, size, school district, these are items we cannot change and they could affect your value as much as 5 to10% up or down in value. This is the range that could add more money in your pocket if you kept up with all the deferred maintenance on your home. This is when it will pay off!

After we complete all paperwork, we then have a consultation and go thru the home, one by one room, to see if there is anything we could to do in order to make the home more marketable. At the same time, there might be some repairs that will need to made up front so when you do get a buyer, these items are not used against you in negotiations. We discuss the option of hiring a Licensed Home Inspector to perform a "Pre Listing Home Inspection" to find unforeseen problems that can be found later on by the buyers and used as a negotiating tool. Better to know now.

Next the home is prepped for professional photography to show the house in it's best light possible. We also put together an access plan for showings. How will your be shown, when can it be shown so it doesn't cause too much inconvenience in the home during the marketing period. All showings with buyers are conducted with Licensed Professionals who will be given access by appointment only and monitored entry thru our electronic lockboxes which can only be accessed by Licensed Professionals.

We order a For-Sale Golden post and sign to be placed on your property. This is another way of marketing your home. As your neighbors might have someone for purchasing your home. Sometimes sellers are hesitant of placing a sign on their property so the neighbors don't find out it's for sale. Guess what? They will all know when it's listed as the internet has made public information very accessible.
